Hi Sara,

We've been down that road a bit with El Camino Hospital. My advice:

1.Like John said, get some comps and don't undercharge.

2. Consider how many of your spaces you can give up during the week, and
maybe confine their parking to a certain part of the parking lot. That way
when you have a memorial service or whatever, it doesn't overly impact your
program.

3. Make it a term agreement with the start and end date, with the
possibility of reviewing and renewing it at the end.

4. Put a clause in that allows either party to give notice to cancel the
agreement at any time without reason. That way if it's just not working out
or people are abusing the agreement, you can get out of it.

5. Like John said, by all means have them carry insurance and make them
liable in the agreement for any accidents or legal issues that arise from
their parking on your property.

If done right, it can be a nice income generator and get some people on
your property. Who knows, they may even consider attending at some point.
